This 90-year-old, 2-story, masonry and wood frame structure in Chicago’s West Loop was renovated by ICI to house the high-tech retail store, Audio Consultants. With a 1,500 square foot footprint, this three story structure was constructed with two mezzanines and a 30-foot atrium from basement to roof. The store also features a 12 person home theatre.
This complex project involved demolishing the basement, first and second floors and the roof while maintaining the integrity of the outer walls. This was especially challenging on a zero lot line project with neighbors immediately adjacent.
Three levels of shoring ran concurrently in order to manage demolition, masonry, steel, concrete and precast plank installation on schedule.
Special permits were required for this tight site to accommodate delivery of materials and equipment. City departments and utility companies were involved in bringing new services and in re-routing old set ups of lines previously running through neighboring buildings.
The exterior facade became a glass curtain wall. This project was among the first complete rejuvenations to take place in the meat packing district of Chicago.
