This project included the conversion of a two-level parking garage into a restaurant and retail center. The building’s original space of 16,983 SF was converted to 19,198 SF by adding 2215 feet to the north, south and west elevations. The entire complex is comprised of two retail stores, three theme seating areas, a walk- up bar and kitchen area.
The theme seating areas house $1.5 million of Hollywood memorabilia in exhibit display cases which stem from science fiction, action / adventure and movie classics. The complex contains $1 million in audio / visual equipment, fiber optic stars and a variety of highly detailed finishes.
The project was fast tracked and required intense coordination from start to finish in order to meet the six month completion schedule.
Original project estimates exceeded established budgets; therefore, ICI provided value engineering services to bring the project cost within budget without compromising the integrity of the project. A re-design of the entire Mechanical and Electrical systems resulted in a cost savings of over $100,000.
