As the Construction Manager for Sugar Creek Golf Course in Elmhurst, Illinois, ICI directed a feasibility study of golf course and clubhouse improvements.

Once the recommendations were approved, ICI completed the necessary course improvements and renovations to the existing 4,160 SF clubhouse. During Phase 1, select golf course holes were re-routed to improve green-to-tee circulation, and several tees were re- sized or added. Additionally, bunkers were reconfigured, and cart paths were lengthened.

Phase 2 involved demolishing part of the clubhouse, allowing for the expansion of the banquet, pro-shop and parking areas. The existing clubhouse itself was also remodeled in order to match the expansion.

Comprehensive preconstruction services, including detailed scopes of work and multiple bid alternates, assured that the project included every feature and upgrade it could while remaining within the established budget.

Phase 1 came in 20% below the initial budget, allowing the Owner to re-invest over $31,000 toward alternates from the original bids. Bids for the clubhouse renovation came in 6% below budget, allowing Sugar Creek to upgrade the fireplace and purchase additional kitchen equipment.
